Henley Master-Frame technology is the most advanced Light Gauge Steel Frame System in the world, holding the record for the tallest building of its kind in the world it is now being made available under licence to suitably qualified companies. The System is used to build residential housing, apartments, student residences, flats and hotels up to 15 floors 45meters high. The development of the system commenced in 2001 with the aim of producing the most advanced high technology system in the world for offsite manufacture of buildings. The company looked for building solutions which provide holistic products to meet client's expectations. This was achieved in an extensive Research and Development programme in conjunction with Warwick University through the development and investigation of the acoustic, fire and structural properties of the Henley System were under taken and full accreditation achieved to UK building Codes. You're Markets for the Henley System Because the Henley technology if versatile and flexible there are many markets in which the system can be used, including residential, commercial, industrial, health, educational and retail buildings. The use is such buildings can range from the whole structural walls and floors to partitioning, cladding panels for framed buildings and modular stairs and lift shafts. We can assist you in utilising the technology to develop new markets. Loadbearing Construction The system is able to be built to 15 storeys using concrete floor cassettes made in the factory. Should there be unusual shaped floor plates the combination of factory and onsite finishing can be incorporated. The best example of leading edge use of the Henley system is the IQ5 building in Birmingham, which is 12 storeys of Henley loadbearing construction. It utilised other Henley technologies including the heavy duty bracing solution to resist wind forces of 1kN/m2. It has won two prestige awards for offsite construction, one for innovation and the other for residential use. Needless to say the strongest markets are low and high rise residential developments including hotels, apartments, student, and military residences. Off the frame self supporting pre-clad panels A major market for the Henley system is to provide factory made pre clad panels for commercial retail and industrial buildings. These can also have the windows fitted in the factory and can be designed to fit steel and concrete framed buildings which will speed up their construction. High Internal Partitioning- acoustic and fire walling As a robust system it is able to provide heavy duty partitioning in factories and warehouses. These can be designed for excellent fire and acoustic ratings and are much more cost effective than masonry panels. They are quick to install and easy to remove, which is beneficial in certain industrial and warehouse operations . Floor Cassette Solutions An integral part of the Henley System are the pre fabricated factory manufactures floor cassettes that will speed up traditional construction of all types of buildings including steel and concrete framed buildings .. They are used extensively in the loadbearing Henley system and come in a variety of designs, from lightweight timber decked floors to several types of concrete cassettes. The IQ5 building used three different solutions in different parts of the building. Fire ratings of up to 4 hours have been achieved with one of the options. Modular Construction There are many varieties of modular stair and lift shaft formats that can be built using the Henley technology which are made to exacting tolerances in the factory of 1mm per storey or better. These types have included wrap around combined stair and lift in the IQ5 building, traditional half landings and spiral core stairs. Obviously the Henley System can be used to make fully modular buildings such as Hotel bedrooms and student accommodation, where repetition is high and quality very important. Design Process Henley Master-Cad design package is run on our partners Vertex software platform. It is the most advanced 3D package that has been specifically developed for the Henley System and holds a large library of standard parts for the Henley system including hot rolled steel sections for the heavy duty bracing solution for earthquake areas of those with strong winds. There are our floor cassette technologies. Being able to design in 3D ensures complex issues are fully designed. Henley Master-CAD is truly at the heart of the Henley system as it produces fabrication drawing, material schedules and quantities as well as producing the NC code that runs the Henley Precision Master equipment. Financial Management When running a fast moving business you need to keep financial control of your projects. The Henley Financial Management Control System does this by using estimating information output from the Henley Master-CAD program to generate budget and as the design is completed the final costs. The system has a built in contingency allowance. Production planning, sequencing and monitoring are part of the Henley Financial Control System. If required the software can be linked to Sage to provide budget cash flows, P&L balance sheet information for the business model. Consultancy services Henley is more than a supplier of equipment, hardware and soft ware but has a vast amount of knowledge and experience. We pride ourselves on being able to provide our Licensees with a consultancy service that will ensure that the business is able to run as an economic profitable unit straight away. We aim to reduce the risk normally associated with the initial start up phase of a design and production business by providing highly competent people who will train and work alongside your staff to deliver a fully working coordinated design, manufacturing and installation company. Factory Production Henley manufacturing process that is used by licensees incorporates steel components, panels and floor systems using precision engineering techniques taken from the automotive and aeronautical industries. This is achieved by quality control (dimensional checking) of every stage of sub assembly. Accuracy of less than 1mm is achieved using 3D jigs, designed and made to our exacting standards ensure a quality fabrication. Such tolerances are much tighter than those achieved by competitors in the construction industry. All this uses Henley's Precision Master equipment where the NC coding from the Henley Master-CAD software drives the production and can be used to produce on a just in time basis for site installation. Site Installation Henley system is unique for the details that have been developed and patented that allow the wall panels, floor cassettes and modular elements to be connected together with high precision using a small workforce. The system is easy to assemble by following the design manual and has been installed using low skilled workers who have been through a short training programme and are supervised by a competent foreman. It is possible to install a room every hour with a 4 man team. Henley Master-CAD software produces the installation drawings. The use of stair and lift modules allows more site access during installation and speeds up construction. These are precision engineered products that have been installed to an accuracy of better than 1mm per storey. Cladding and windows may be factory installed to provide a rapid dry envelope construction that allows much earlier fit out to begin, often only three floors below the build level. Such techniques have resulted in a Henley building being constructed 50% quicker than traditional construction. Indeed the system is much less likely to be disrupted by poor weather. How do I become a Licensee and get the benefits of the Henley Turn key Business in a box Henley want every licensee to be a viable thriving business that is able to cost, design manufacture and install the Henley system. After all, your companies' success as a licensor of the Henley System is also our future and business. To ensure both companies will benefit from using the Henley System under license we need to understand your business and its future markets and projected business. The process by which a license is assessed, granted and implemented is set out below. Step 1- Initial Appraisal We will undertake an initial assessment using our business licensing team to establish the viability of granting a Henley manufacturing license. To do this we request that you send your company details asking for a Henley Licensing information questionnaire to be issued by e mailing us at [email protected]. Using our business team we will analyse the prospects to see if there is a viable business opportunity if we are satisfied that you meet our criteria we will then invite you to have a Business Requirement Assessment carried out. Step 2 - Business Requirements Appraisal We will allocate a senior manager from our Business Licensing Team who will work with your management team and together undertake a detailed assessment of all aspects of your particular business, market and territory. This will provide the information for us and your management to jointly develop you companies tailored business plan using our Business model it will cover all areas of the business from where you are going to find your sales, market size and expected sales levels this information this will determine production and design requirements, equipment levels factory layout personnel required to operate the factory. Simultaneously we would carryout a though review of the of competence levels of the personnel within the business and those possibly due to join the company to establish areas of transferable skills to ascertain the training requirement that will be required to bring the business on line. We would at this point agree the type of licence, length 5, 10 or 20 year and fee. When all of the information has been gathered and agreed then a 5 year business plan would be produced using The Henley business model this will set out cash flow P&L Balance sheet projections the funding requirement . This extensive document will act as the yard stick to measurer performance of your business against and set budgets for the coming years and can be used to secure funding. To carryout Business Requirements Appraisal and produce a business plan using the Henley Business Model we charge a fixed fee for our professional services of $38,000 US payable in advance. + Transport, hotels and expenses. Step 3 - License Agreement Using the information agreed in the business plan the licence agreement will be tailored to your requirements. When the legal document has been signed and the license fee paid we can then get the delivery process started. Step 4 -Procurement and Manufacture of equipment On receiving an order from your company at terms to agree we will commence manufacture of the Henley Precision Master equipment. There will be stage payments and we anticipate there will be a lead in time of about 22 weeks from receipt of deposit to the equipment being ready for shipping. You will need to allow for additional time for transportation by ship to the factory normally 3 to 4 weeks Stage 5- Design of your First Building During step 4 the structural engineering design and fabrication drawings using the Henley Master-CAD software will be undertaken. We recommend that the first project is designed by Henley as a consultancy service. Your own structural and CAD team will need to receive training during this period as part of the consultancy service. The Henley Master-Suite of project costing, management and programming software will also be installed and training given during this period. Stage 6- Factory Installation and Production Six weeks prior to delivery of the Henley Precision Master equipment it will be necessary for a factory fit out programme to be agreed. Your company will be responsible for installing the power and cabling necessary for the equipment to be installed, any constructing works required and plant and equipment necessary to move or erect handling systems or equipment. We will provide the labour force to install the equipment and commission the factory. Stage 7- Factory Production Training Henley will provide such staff as agreed during the Business Requirements Appraisal to train your production operatives and management as required to operate all equipment effetely over an agreed period... Stage 8- Site installation When the first building is being produced in the factory our site installation team will commence training of your site supervisors on how to install the Henley system to a high and acceptable standard. The accuracy of the build is dependent on correct installation by a trained workforce.
